Soffit and Fascia Replacement Cost: What Affects the Price
Soffit and fascia do not get much attention until something goes wrong. A panel starts hanging down, the fascia looks stained or soft, or animals find a way into the attic.
When it is time for new soffit and fascia, most homeowners want to know what it will cost. Every home is different, but the same factors drive the price on almost every job. Here is what to expect.

A Quick Refresher: What Soffit and Fascia Do
- Fascia is the board that runs along the edge of the roofline. Your eavestroughs are attached to it.
- Soffit covers the underside of the roof overhang. Vented soffit lets air into the attic.
Together, they protect the roof structure from water, weather and animals, and they help your attic breathe.
How Soffit and Fascia Are Usually Priced
Like eavestroughs, soffit and fascia are usually priced by the linear foot of roofline. The depth of your overhang also matters, because deeper overhangs need more soffit material.
A typical quote includes:
- Removal of old soffit and fascia capping
- New soffit panels
- New fascia capping
- J channel or F channel to hold the soffit in place
- Labour and cleanup
What Affects the Cost of Soffit and Fascia Replacement
1. Length of your roofline
More roofline means more material and more time. Homes with garages, porches and multiple roof sections have more to cover.
2. Overhang depth
A deep overhang needs wider soffit panels and sometimes extra support, which adds to the cost.
3. Material
Aluminum is the most popular choice in Ontario. It is durable, does not rot and comes in many colours. Vinyl soffit is often less expensive upfront and is also low maintenance. Wood is less common today because it needs regular upkeep.
4. Vented or solid soffit
Most homes need vented soffit along at least part of the roofline to keep the attic properly ventilated. A contractor should look at your attic ventilation before recommending vented or solid panels.
5. Wood rot underneath
This is the biggest unknown in most soffit and fascia jobs. Once the old capping comes off, the wood fascia board and framing are exposed. If they are rotting, they need to be repaired or replaced before new capping goes on. Covering rotted wood with new aluminum only hides the problem.
6. Roof height and access
Two and three storey homes, steep yards and limited access can add time and equipment to the job.
7. Removing and reinstalling eavestroughs
Since eavestroughs hang on the fascia, they usually need to come down to replace the fascia properly. Many homeowners choose to replace their eavestroughs at the same time. Doing both together often costs less than doing them separately, because the work overlaps.
8. Animal damage
If squirrels, raccoons or birds have damaged the soffit, any animals need to be removed first. This should be done by a licensed wildlife removal company before repairs begin.
Repair or Full Replacement?
A few damaged panels or one loose section of fascia can often be repaired. Full replacement usually makes more sense when:
- Damage is spread around the home
- The wood underneath is rotting in several places
- The soffit is not vented and the attic needs better airflow
- The panels are faded, brittle or outdated
- You are replacing eavestroughs or siding anyway
The Cost of Waiting
Putting off soffit and fascia work can make the job more expensive. Water that gets behind damaged fascia keeps rotting the wood. Gaps in soffit invite animals into the attic. Poor ventilation can lead to frost, mould and ice dams in winter.
Small repairs now are almost always cheaper than structural repairs later.
Questions to Ask Before You Hire
- Will you check the wood behind the fascia for rot, and how will repairs be priced?
- What material and colour do you recommend for my home?
- Do I need vented soffit, and where?
- Will my eavestroughs need to come down, and is reinstalling them included?
- Does the quote include removal, disposal and cleanup?
- What warranty comes with the product and installation?
